In 2008 a flyer came through my letter box offering a seminar to women wanting to get financial freedom through property investment. Six months earlier I had separated from my husband and, in buying him out of our London flat, I had acquired £30,000 worth of debt. A single mum, working full-time as a social worker is not your stereotypical property investor. While I’ve always been fascinated in the simplicity of purchasing and renting out properties for a secondary income, I had no idea how I could make it happen. I figured someone might be able to help me. The two-hour seminar showed me it was possible. I then signed up to some expensive training courses. What I now know is that they couldn’t teach me anything I wouldn’t learn through experience. In fact, I learnt a great deal by becoming a landlady.
Because the property training courses were a sizable chunk of my limited income, I was determined to not be just another person in the room, addicted to training but really using the education as an excuse to not get off the starting blocks. Being financially free to assist my son was a very big motivator. It’s this that made me purchase three properties a week apart soon after, so that I could learn in a hands-on way. And it’s this experience from my very first single lets, through to HMOs, running a guesthouse, serviced accommodation, creative finance deals such as lease options, delayed completions, vendor finance, rent to buy and rent to rent, as well as sourcing properties, that I can draw from. I made the mistakes, and I can help you avoid making the same ones.
In my 14 years of being a property investor, I’ve done it the hard way. I understand what it takes to build a successful portfolio. I didn’t have a silver spoon, nor a background in business. But through determination, and trial and error, I built a secondary income which went on to be my primary income when I moved on from social work in 2017.
I worked as a social worker for over 16 years, during which time I gathered a great deal of skills which I use every day. It’s these tools through a problem-solving approach, that I will teach you how to move towards financial freedom, as well as my extensive knowledge of mindset fundamentals and what’s possible in property investment in the UK. You’ll find me to be understanding and attentive. I’m a straight-talking Kiwi, who’s lived in the UK for 22 years. I won’t waste your time and I’ll equip you with the knowledge you need to feel confident in this industry, notorious for sharks.
